Interior Demolition

In the city, the demolition is often the easy part. The hard part is the building: alteration agreements, insurance certificates, freight elevator reservations, work-hour limits, and neighbors on the other side of the wall. We plan the job around all of it, from Manhattan co-ops to Brooklyn brownstones and Queens storefronts.

Building Rules First

City Demolition, Planned Around the Building

A gut renovation in a Manhattan co-op, a Brooklyn brownstone taken back to the joists, a storefront in Queens, an office floor in Midtown: each comes with its own rules. Co-op and condo boards set work hours and protection requirements. Building management wants certificates of insurance before anyone shows up. Freight elevators are booked in windows, and some work can only happen after hours.

We've done interior demolition in New York City buildings for over 30 years, and our foremen know how to work inside those protocols. We provide COIs naming the building, ownership, or GC as required, coordinate freight and access with management, protect the lobbies and hallways we pass through, and keep dust and noise contained to the work area.

Debris leaves the way the building allows, through licensed carters, with recycling where it's practical, and the space is handed back broom-clean for the next trade.

Borough by Borough

How the Work Changes Across the City

Same crew and same standards, but every borough has its own kind of building.

Manhattan

Mostly co-op and condo apartments, office floors, and retail. Expect alteration agreements, board-approved hours, freight elevator windows, and strict protection rules for lobbies and corridors. After-hours and weekend work is common in occupied office buildings.

Brooklyn & Queens

Brownstones, row houses, and multi-family buildings in Brooklyn; attached homes, two-families, and storefronts across Queens. Narrow buildings with shared walls call for careful, staged tear-outs, and street access and loading get planned before day one.

The Bronx

Pre-war apartment buildings, multi-family homes, and commercial space. Unit renovations in occupied buildings call for tight containment and respect for the neighbors, and we schedule around the building's rules and its residents.

Staten Island

More one- and two-family houses than anywhere else in the city, so jobs often look like our Long Island work: interior gut-outs and kitchen and bath tear-outs on residential streets.

Common Questions

NYC Demolition FAQs

Who pulls the DOB permit?

On most city projects the permit is filed by your architect, engineer, or GC as part of the alteration, and we work under it. We'll review the scope at the walk-through and tell you if anything we're removing needs approvals in place first.

Can you work after hours or on weekends?

Yes. When a building doesn't allow noisy work during business hours, or an office has to stay open, we schedule after-hours and weekend crews.

Do you provide certificates of insurance for the building?

Yes. We're fully licensed and insured and provide COIs naming the building, ownership, or GC as required before we mobilize.
